# Comparable Market Analysis

**To create a new Comparable Market Analysis Report:**

1. From the Comparable Market Analysis Tab, click **Create New Report**.\
   The Create Report page opens. It has four tabs that map the linear process for creating a report.
2. Starting from the Select Property tab, use the enclosed Search bar to enter the address of the subject property. Click the desired property from the search results to select it.
3. Next, Click **Select Filters** to set your comparable parameters. Specify a radius distance away from the subject property that you want to include. Then, select the property class and parameter ranges.\
   \
   Optionally click **Autofill** to have the platform suggest a comparable range. It will default to using a Sale Date of one year back; square footage +/- 1000 of the subject property; year built +/- 10 years of the subject property.\
   \
   Any properties comparable to the subject property are indicated on the map using blue pins.
4. Next, click **Review Properties**.\
   A table listing each of the indicated properties is displayed.\
   \
   From this table, use the checkboxes to select the properties to include in the report; or click **Select All** to choose all of them.\
   \
   You can optionally add more comparable properties using the enclosed Search bar, or by holding **Ctrl** key and clicking on a property parcel from the map.<br>
5. Next, click **Customize Report**. Confirm or modify the report's details, layout, and pages.\
   \
   You can modify the color scheme to one that fits your branding guidelines.\
   \
   Click and drag any of the **Pages** to change their display order.\
   \
   Click a page's respective **cog icon** to modify their settings.\
   \
   As you make changes, the preview on the right updates to provide a visual representation of your final report.<br>
6. When ready, click **Finalize**. The report is added to your list of reports on the Tools Page (Comparable Market Analysis tab).\

   From here, you can manage your reports. Click the t**rash icon** to delete the report. Click the **eye icon** to preview the report. Click the **download icon** to download the report as a PDF file to your device. Click the **share icon** to share the report via link, email, or SMS. Lastly, click the **edit icon** to modify the report, following the same steps as outlined above.
