Launched in 2015, NJPropertyRecords, LLC has been the leading provider of real estate information for the state of New Jersey. NJPropertyRecords is known for its extensive, up-to-date, detailed data that helps appraisers, engineers, investors, real estate agents, government agencies and many others leverage detailed property data, easily, fast, and all in one place! &#x20;

Our staff is dedicated to obtaining, processing, and uploading data on a weekly basis. Data is compiled from various government agencies including state, county courthouses, and public records.

### 1: Display Page

This region of your screen is where a page or screen is displayed, based on what you've selected in the Navigation Panel (2) or Search Bar (3). The sample image above is currently displaying the Dashboard.

### **3: Search Bar**

Conduct a quick search based on places, people, block & lots, APN/PINs. Use the tabs along the left of the search box to choose your options.

With the Street Map page open, the Search Bar quickly pin-points a location on the Map (3). Simply enter an address into the Search Bar and the Map (3) will jump to the address location; the Property Info Panel (2) will update to display available information about the respective property.

# Dashboard

The Dashboard contains several tiles that each display useful information. This is a great place to start your session in NJPropertyRecords.

To open the Dashboard, click the **Dashboard** icon from the Navigation Panel.

Each widget displays a summary of specific information stored in NJPropertyRecords.

Within each widget are the options to refresh, hide, and reposition.

Easily send feedback to NJPropertyRecords regarding any feature or function. Click the button to get started.

### 4: Widget Library

This menu contains a full list of all the available dashboard widgets. Click the **+ icon** to add it to your Dashboard; and the **trash icon** to hide it.

  Shows a list of recently viewed properties.
* ***Downloads History***\
  Displays your latest downloads.
* ***Search History***\
  Displays your latest searches.
* ***Market View***\
  An overview of the current property market.

  Displays your latest emails sent from your NJPropertyRecords account.
* ***Usage Log***\
  Shows your usage limits and remaining quotas. These limits are based on your subscription type.

  A list of our most popular help articles.

  Custom notes that you can leave on the dashboard. They will persist between page reloads.


# Search

Use the Search Page to quickly locate tax assessment, sales history, and foreclosure data for a specific property or block.

## Using the Search Bar

The Search Bar provides a quick and simple way to locate properties in our system.

1. Click the Search Bar and type all or a portion of: a property's address; a name; block & lot; or an APN/PIN. You can also conduct an advanced search. [Click here](/extras/glossary#advanced-search-criteria-definitions) for details.
2. Use the tabs on the left to specify what you're searching for.\
   Any related results appear below the Search Bar.
3. Click on a result to open the related Property Page.

When you initiate a search from the Street Map Page, the platform remains on the Street Map and displays the location of the searched property. When you initiate a search on any other page, clicking a desired property takes you to the Property Page, where all available information about the searched property is displayed.

## Using the Search Page

The Search Page offers more advanced search functionality compared to the Search Bar.

To open the Search Page, click **Search** from the navigation panel.

Each Search Database offers specific ways to search.\
\
*For Tax Assessment data, you can search by:*

* Address;
* Block & lot;
* Owner(s) name.

*For Sales History, you can search by:*

* Sale date;
* Block & lot;
* Owner(s) name.

*For Foreclosures, you can search by:*

* Recorded date;
* Block & lot;
* Address;

### About Advanced Search

Additionally, each Search Database offers a powerful advanced search option that allows you to set custom search parameters. You can save your search settings as a custom template for convenient re-use.

To start a new customized, advanced search template:

1. From a Search Database, click the **Advanced** tab; then click **New Custom Search**.
2. Enter a **Name** for the custom search.
3. Locate filters via **Categories** or use the search bar under **Available Filters**.
4. Use the checkboxes to choose your desired filters.\
   Your chosen filters are listed under Selected Filters.&#x20;
5. &#x20;Optionally change the display order of your selected filters by clicking, dragging, and dropping them.
6. Click **Save Template**.\
   The filters you've chosen appear in the Advanced Search box.
7. Completed the advanced search form, then click **Search**.\
   The results populate in the Results Grid.

# 3: Results Grid

The Results Grid contains a rolling list of properties that best match your inputted search criteria. This Grid has a host of actions - you can export the enclosed data as a file; generate Avery labels; print the results; and more.

Below are the actions you can execute from the Results Grid.&#x20;

### Selector

From the Results Grid, use the **checkboxes** to select specific property actions.

**Actions include:**

* Display only the selected properties and hide the rest.
* Export the details of the selected properties as a CSV, Excel, Text, or JSON file. See [Export](#export) for details.
* Generate Avery labels from each of the selected properties. See [Labels](#labels) for details.
* Generate basic and/or detailed reports on each of the selected properties. See [Generate Report(s)](#generate-report-s) for details.

For Tax Assessment results, you can instantly compare the details of each selected property. Use the Selector to choose your desired subset of properties, then click one. The Property page opens, where you can now scroll through the subset by clicking the arrows near the top-left of the page.

### Export

Export the contents of the Results Grid (or by using the Selector, a subset of the Grid) as a CSV, Excel, Text, or JSON file. When initiating an export, you can choose specific attributes for the file, which can be saved as an export template for easy re-use.

1. (Optional) From the Results Grid, use the **checkboxes** to select properties to include in the exported file.
2. Click **Export**.
3. Select your desired attributes for the export.\
   \
   Locate attributes by browsing through the **Categories** or use the search bar under **Available Attributes**; use their corresponding checkbox to select them. As you choose attributes, they become listed in the **Selected Attributes** panel.<br>
4. (Optional) Under **Selected Attributes**, change their display order. Grab an attribute and drag-and-drop it to reorder.
5. Select your **Export Options**.\
   \
   You can either **Export All Rows** or choose a specific range of line items via **Export Range**.\
   If you used the Selector to choose specific properties from the Results Grid, you can skip this step.<br>
6. Review the **Export Status**.\
   \
   Your subscription to NJPropertyRecords includes an allowance of records that you can export within one month (one subscription cycle). **A record is one line item from the Results Grid.**\
   \
   \- **Allowed Per Month**: your export balance for the current subscription cycle;\
   \- **Exported This Month**: how many records you've already exported in the month;\
   \- **Remaining**: shows how many records you can export in this batch;\
   \- **Records in this Export**: How many records you have chosen to include in the current export batch. <br>
7. (Optional) Save the export settings as a Template. Click **Save Template**. Then, enter a name for the template and click **Save**.\
   \
   The template can be selected from the Saved Templates section. You can delete a template by clicking its corresponding **trash icon**.<br>
8. Click **Export**.\
   The results are downloaded to your local machine.

### Labels

Quickly generate custom Avery labels for each of your selected properties. This versatile tool offers various sizing and formatting options.

1. From the Results Grid, use the **checkboxes** to select specific properties for which you wish to make Avery Labels. Or, select no **checkboxes** and all results will be selected by default.&#x20;
2. Click **Labels**.
3. Under **Live Preview**, expand the dropdown menu to choose the **Avery label type and size** you want to use.\
   \
   From here, you can also:\
   \
   \- Use the **Switch Names** checkbox to customize how the names appear (first name/last name; last name/first name).\
   \- Choose whether you want the label to be written in **TitleCase** or **fully uppercase**.<br>
4. Choose your **Send To** option.\
   \
   You can use choose either:\
   \
   \- The **Property Location**: the location of the physical property.\
   \- The **Tax Billing Address**: where the property owner receives their tax bill. If you want to send mail to the owner of the property, consider using the Tax Billing Address, as in many cases, the property owner may be an absentee owner. <br>
5. Choose your **Label Options**.\
   \
   You can:\
   \
   \- **Remove the comma from the owner's name**.\
   \- **Add "Or Current Resident"** to the recipient label.\
   \- **Replace the owners name with a custom name**. Enter a new name in the text box below.\
   \- **Apply the custom name only when the owner is an absentee**. The platform considers the owner an absentee when the Owner Name is listed as "Current Resident".<br>
6. Choose your **Dataset Options**.\
   The changes you make are instantly updated in the label preview window.\
   \
   You can:\
   \- **Remove duplicate labels**, which will reduce the number of records in this export. This option is on by default. It will not remove condominium properties, so long as they have differing unit numbers.\
   \- **Remove government owned properties**, if you do not wish to advertise to them. The platform will remove properties where the owner's name includes such words as, "town, city, county, etc.).\
   \- **Remove properties where owners name contains specific names/words.** Use the text box below to indicate the names/words, separating each with a space.<br>
7. Review the **Export Status**.\
   Your subscription to NJPropertyRecords includes an allowance of records you can export as Avery labels. **A record is one line item from the Results Grid.**\
   \
   \- **Allowed Per Month**: your label export balance for current month.\
   \- **Exported This Month**: how many records you've already exported as labels in the current month.\
   \- **Remaining**: shows how many records you can export as labels in this batch.\
   \- **Records in this Export**: How many records you have chosen to include in the current label export batch. <br>
8. (Optional) You can export the current selection as a CSV, Excel, Text, or JSON file.\
   See [Export](#export) for details, including a sample of the CSV file.
9. Click **Create Labels**.

### Customize the columns on the Results Grid

Modify the displayed attributes (columns) of the Results Grid respective to the Search Database. These settings will apply to all future searches.

1. From the Results Grid, click **Customize Table**.
2. Select/deselect your desired attributes from the **Available Attributes** column.\
   \
   Browse through the **Categories** to find attributes, or use the **search bar** to find what you're looking for.\
   \
   Any attribute you enable is listed under **Selected Attributes**.<br>
3. (Optional) Modify the display order of the selected attributes. Under **Selected Attributes**, click, drag, and drop an attribute to re-order.
4. (Optional) Click **Save Template** to save the current table setup as a template that you can conveniently re-activate with just a few clicks.\
   \
   Enter a **Name** for the template and click **Save**. Now, you can return to Customize Table for the respective Search Database and choose the template from the top dropdown menu.<br>
5. Click **Apply**.\
   The table is modified to match your new settings.

### Print

Print all or a portion of your search results.

1. From the Results Grid, click **Print**.
2. Follow the prompts on your device to confirm the print job.

### Maps

Instantly view a street map, tax map, or zoning map of any property listed in the Results Grid.

1. &#x20;From the Results Grid, locate the Maps column and click either the **S** (Street Map), **T** (Tax Map), or **Z** (zoning Map) icon that corresponds with the property you want to view.\
   \
   The Street Map page opens, displaying your chosen map for the given property.

You can also select a property, then from the Navigation Panel, click **Property** to view the property's details. You can easily return to the **Search** page, where your previous search results and settings remain displayed so you can continue from where you left off.

### Generate Report(s)

Generate a property report. If you use the Selector to choose multiple properties, you can use this function to batch generate report files.

**There are two types of property reports:**

**Basic Reports:**

* Owner(s) information
* Location information

* Last market sale
* Flood information
* Tax map (georeferenced snippet)
* Aerial map (parcel outline, aerial view)

**Detailed Reports:**

You have the option to include:

* Cover page
* Contents of the Basic Report
* Tax & assessment history
* Deed history
* FEMA flood & wetland maps
* Tax map sheet
* Zoning map sheet

**To generate a report for a single property:**

1. From the Results Grid, click a property's corresponding **Report** button.
2. Choose either the **Basic Report** or **Detailed Report** option.\
   If you chose the Basic Report, the PDF document downloads to your device.
3. If you chose the Detailed Report, use the displayed options to enable/disable the cover page and any of the available sections.

   \
   When you enable the cover page, you're given options to include the name and contact details of who prepared the report and company details. You can also select a cover page image.\
   \
   When ready, click **Generate Reports**.\
   \
   A zip file downloads to your device, containing one PDF for each of the selected properties.

**To generate a batch of reports for multiple properties:**

1. From the Results Grid, use the **Selector** to choose the properties you want to include in the batch.
2. From the top-right of the Results Grid, click **Generate Report(s)**.
3. Choose either the **Basic Report** or **Detailed Report** option.\

# Tax Assessment search

Our most popular Search Database. Quickly find tax assessment data for a property or a series of properties using our advanced search functions.

## Starting a Tax Assessment Search

1. From the Search page, click the **Tax Assessment** tab.
2. Using the tabs in the Search Options box, choose how you'd like to search.\
   \
   Select either **Address**; **Block & Lot**; or the **Owners' Name**. Additionally, **Advanced** allows you to combine and customize search parameters. For more information, see [About Advanced Search](/fundamentals/search#about-advanced-search). 3. Enter your search criteria, then click **Search**. The results populate in the Results Grid, on the right.
4. From the Results Grid, click on a desired line item to view property details.\

   You can also view the details of multiple properties at once. Use the Selector (checkboxes) to choose multiple properties, then click one. # Sales History search

Easily find deeds and historical sales data for a property using the Sales History Database.

The Sales History database does not include very recent sales. If you're looking for recent sales, use the [Tax Assessment](/fundamentals/search/tax-assessment-search) advanced search page and enter in a deed range. &#x20;

## Starting a Sales History Search

1. From the Search page, click the **Sales History** tab.

# Foreclosures search

Quickly locate foreclosure data for a property using the Foreclosures Search Database.

## Starting a Foreclosures Search

   Select either **Recorded Date**; **Block & Lot**; or **Address**. Additionally, **Advanced** allows you to combine and customize search parameters. # Property Page

Review all of the publicly-available information about a property from a single, easy-to-read page. Take actions on the data that matters most, and share it with just a few simple clicks.

## The top of any Property Page shows...

### **The property address and key high-level actions**

* Click **Download** to generate a basic or detailed property report. For more information, see [Generate a Property Report](#generate-a-property-report).
* Click **Order Addons** to request drone photography or flood determination services. For more information, see [Services](/fundamentals/services).
* Click **Share** to share the property's details via email, SMS text message, Facebook, or Twitter. When you share the property via email, you have the option to share either the [basic or detailed report](/fundamentals/search#generate-report-s). With all the other sharing options, you can share the property address and/or web link to the Property Page.
* (Coming soon) Click **Customize View** to rearrange the display order of the containers on the Property Page, and minimize any containers that you do not wish to see.

   The report downloads to your device. This may take a few minutes.

### **Image and map options**

There are three image and map panels.

The first panel provides the Assessment Image and Street View images (if available).

The **Street View** button will not be visible if the corresponding map is not available for the property.

The second panel provides property parcel maps. Click the **layers** button to superimpose **FEMA Flood**, **DEP Wetlands**, and **F\&W Wetlands** maps (for more information on these maps, see [Property Hazards](/fundamentals/property-page/property-hazards)). You can view this map in full screen.

The third panel displays the tax map. You can click **Arial** to overlay a transparent satellite map on top of the tax map. This is helpful for discerning the dimensions and boundaries of the subject property.&#x20;

# Property Hazards

This container indicates if the property parcel is in relation with any possible property hazards. The possible hazards are displayed as tabs in this container (listed below).

### FEMA Flood

The Federal Emergency Management Agency (FEMA) Flood Map shows a property's risk of flooding. It illustrates flood zones, floodplain boundaries, and base flood elevation in relation to property parcels.

In the example below, the subject property parcel has relations with two flood zones. The first zone, called Flood Zone X, covers 94% of the property. The remainder is covered by flood zone A. See the table below the map for details. Hover over the Flood Zone Designation to reveal its definition.

### DEP Wetlands

The Department of Environmental Protection (DEP) Wetland Map illustrates property relations to wetlands.

In the example below, 17% of the subject property parcel is in a herbaceous wetland.&#x20;

The Fish and Wildlife (F\&W) Wetlands Map shows information on the location and type of wetlands and deepwater habitats.

In the example below, the subject parcel resides in two types of wetlands, each indicated by a Wetland Code.&#x20;

### Contaminated Sites

The Contaminated Sites Map shows the location of contaminated sites, such as gas and oil spills that were reported. The indicated areas of land are typically considered contaminated until cleaned, inspected, and confirmed to be clear of contaminants. This map is useful for seeing if a parcel is contaminated, or if it is in close proximity to land that is contaminated.

In the example below, we can see that there are several contaminated sites surrounding the subject parcel. The table below the map shows the names of the contaminated sites, their distance from the subject parcel, plus additional information pertaining to the contaminations.

For a given property, if there exists other properties with the same owner name, NJ Property Records will identify it as a "Potentially Related Property". The owner's name can be either a corporation, county, individual, etc.&#x20;

# Recorded Documents

The Recorded Documents container provides insightful details about the subject property that aren't available on basic property and tax records. Some of the enclosed tabs offer convenient tools for you to markup, annotate, and share information without the need for additional software.

## Tax Map and Zoning Map

**The Tax Map tab displays a tax assessment map for the subject property and surrounding area, complete with block and lot numbers, and parcel dimensions.** Use the four dropdown menus on the left to choose a specific map. For example, the **Year** menu is useful for comparing current property sub-divisions against former lots. These maps are typically PDF documents that can be **cropped**, **edited**, **downloaded**, **printed**, and **shared**.

**The Zoning Map tab shows how communities are divided into different districts and zones.** Similar to Tax Maps, Zoning Maps are usually PDF documents. This tab offers the same tools and functions as the Tax Map - you can can **crop**, **edit**, **download**, **print**, and **share** a Zoning Map without the need for additional software. For Zoning Maps specifically, click **Codebook** for quick access to relevant statutes related to a respective zone.

### Interactive Map

Click **Interactive Map** to enable map panning, scrolling, and to superimpose an aerial image.

### Crop

Position and crop a Tax or Zoning Map and download, print, or email the cropped portion.

1. With a Tax or Zoning map open, click **Crop**.
2. Position the map, as desired.\
   Use the **Move** tool to move the map; use the zoom buttons to zoom in and out (you can also roll your mouse's scroll wheel). Use the rotate buttons to rotate the map left or right.
3. Use the crosshairs at the corners of the crop window to reposition it.
4. Click **Download**, **Print**, or **Email**, and follow the prompts.\
   The generated file is of the map's highlighted region.
5. Click **Cancel** to return to the original map.

Use our image editor to conveniently markup and annotate a Tax or Zoning Map, without the need to use additional software. Then, download or copy the modified map to your device.

#### Crop a Map

1. Click the **Crop** tool to enable it; then click and drag your cursor to position the crop window. Use the **+** and **-** buttons under **Preview** to zoom the map in/out.
2. Click **Apply Crop** from the Tool Settings Bar.
3. When finished editing, click **Save; choose a file type**; then click **Ok** to save the image to your device.

#### Freehand draw on the Map

1. Click either the **Brush**, **Pencil**, or **Marker** tool to enable it.\
   \
   When the Brush's "Smart Brush" button is enabled, your drawing will leave more of a brush effect when you click and drag fast.\
   \
   The Marker tool will draw true straight lines. This is great to use as a highlighter.<br>
2. Use the **Tool Settings Bar** to change the tools settings, such as size (thickness).
3. Use the **Color Options** to choose a color for your drawing tool.
4. Apply the drawing by clicking and dragging your cursor over the map. Use the **+** and **-** buttons under **Preview** to zoom the map in/out.\
   \
   A new layer associated with the edit is added in the Layers box. Optionally rename it by double clicking the layer; or click a layer's red "X" to delete the edit.<br>
5. When finished editing, save the image. \
   \
   There are three ways you can do this:\
   \
   Click **Save**; **choose a file type**; then click **Ok** to save the image to your device.\
   \
   Right-click the image and select **Save Image As...** This will save the image to your device.\

#### **Draw Shapes on the Map**

1. Click either the **Line**, **Rectangle**, or **Circle** tool to enable it.
2. Use the **Tool Settings Bar** to change the tool settings, such as size (line thickness).\
   \
   For a line, use the **Type** dropdown menu to for the option to draw an arrow. Use the **Color Options** to choose a color for your line.\
   \
   For a rectangle, click **Fill** to draw a rectangle that is pre-filled with the chosen color (see the **Color Options** to modify the color). Click **Square** to draw a box with sides of equal length.\
   \
   For a circle, click **Fill** to draw a circular shape that that is pre-filled with the chosen color (see the **Color Options** to modify the color). Click **Circle** to draw a perfect circle.<br>
3. Apply the shape by clicking and dragging your cursor over the map. Use the **+** and **-** buttons under **Preview** to zoom the map in/out.\
   \
   A new layer associated with the edit is added in the Layers box. Optionally rename it by double clicking the layer; or click a layer's red "X" to delete the edit.<br>
4. When finished editing, save the image. \
   \
   There are three ways you can do this:\
   \

#### **Spot Erase the Map**

You can erase any part of the map, including graphics from the original image.

1. Click the **Erase** tool to enable it.
2. Use the **Tool Settings Bar** to change the diameter of the eraser.\
   \
   Disable the Strict button to only fade-out (and not fully erase) items within the eraser.<br>
3. Apply the eraser by clicking and dragging your cursor over the map. Use the **+** and **-** buttons under **Preview** to zoom the map in/out.\
   A new layer associated with the edit is added in the Layers box. Optionally rename it by double clicking the layer; or click the red "X" that's next to the layer to delete it (and the edit).<br>
4. When finished editing, save the image. \
   \
   There are three ways you can do this:\
   \
   Click **Save**; **choose a file type**; then click **Ok** to save the image to your device.\
   \
   Right-click the image and select **Save Image As...** This will save the image to your device.\

#### **Add Text Over the Map**

1. Click the **Text** tool to enable it.
2. Choose a color for the text from the **Color Options** box.
3. Use the **Tool Settings Bar** to change the size, style, alignment, and font of the text.\
   \
   Enable the Stroke option to add text that is not filled-in with color.<br>
4. Click where you want to place the text on the map.\
   The Edit Text window opens.
5. Type your desired text, then click **Ok**.\
   The text is applied to the map.\
   \
   A new layer associated with the edit is added in the Layers box. Optionally rename it by double clicking the layer; or click the red "X" that's next to the layer to delete it (and the edit).<br>
6. When finished editing, save the image. \
   \
   There are three ways you can do this:\
   \
   Click **Save**; **choose a file type**; then click **Ok** to save the image to your device.\
   \
   Right-click the image and select **Save Image As...** This will save the image to your device.\
   \

### Email

Email a full or cropped Tax or Zoning Map to one or more recipients.

1. From a Tax or Zoning Map, click **Email**.\
   The "Share via email" window opens.<br>
2. Confirm the **From** address.\
   The default email address is tied to your NJ Property Records account. You can optionally change this address from here.<br>
3. Enter one or more email addresses in the **To** field. Separate email addresses with a comma and space.
4. Confirm the **Subject**. You can optionally edit it.
5. In the text box, optionally type a message. This will be displayed in the email sent to the recipients.
6. Confirm the attached images.\
   If you've cropped a map, two separate images will be displayed: the fill map and the cropped version.<br>
7. Optionally enable **Send me a copy**.\
   With this enabled, a copy of the message will be sent to the email address specified in the **From** field.<br>
8. Click **Submit**.\
   The message with attachments is sent to the recipients.

## Property Record Card and Property Assessment Card

The **Property Record Card** provides fine details about a property that aren't available in the tax database. This includes such information as: square footage by floor; number of bedrooms; if the basement is finished; attached items such as decks; heating and cooling system; roofing; exterior finishes; etc.

The **Property Assessment Card** is an official document issued by the city and mailed to the property owner. It provides information on assessments and actual taxes paid on a property in the previous year.

# Street Map

Get a "lay of the land" with our Street Map page - see the location of parcels and the names of streets; use our powerful tools to gather insightful information about the surrounding area.

## General Layout

### **1: Search Bar**

With the Street Map page open, the Search Bar quickly pin-points a location on the Map (3). Simply enter an address into the Search Bar and the Map (3) will jump to the address location; the Property Info Panel (2) will update to display available information about the respective property.

### **2: Property Info Panel**

This panel displays information about the property that is currently selected on the Map (3). It contains the same information, and in the same order, as the [Property Page](/fundamentals/property-page); however it is displayed in a condensed view to provide display space for the Map.

### **3: Map**

The Map shows the spatial location of a searched or selected property. With a property selected, the Property Info Panel (3) displays it's details. You can scroll and zoom on the map and superimpose overlays/modifications via the Map Options Panel (4).

#### Flood

Select Flood options to display regions of specific flood risk (Undetermined Risk up to High Risk); superimpose FEMA Flood Maps, including Effective FEMA Flood Zones and Preliminary FEMA Flood Zones.

Select Sales options to show the location of properties that recently were sold or were distressed (foreclosed) within the selected time period.

#### Labels

Add labels to parcels, such as Property Location, Owners Name, Dimensions and Year Built. Any active labels are listed near the top of the map. Click their respective "X" to remove them from view.

#### Locate

Similar to the Search Bar, use this option to locate a specific address or place of interest on the map. If you know the place name, such as a restaurant or an office building, you can search using the name, similar to how you would in Google Maps. This is handy when you don't know the specific address or the property owner's name.

You can also use this tool to search by the subject property's coordinates.

#### Directions

Instantly get driving directions to a desired destination. Enter the starting address, then the destination address and click **Get Direction**. The driving directions, the distance, and estimated drive time are all displayed.

You can share the provided directions via email, SMS, Link; or print them.

#### Selection

Use the Selection tool to conveniently mass-select properties and quickly view and compare their details.

Below are the selector options:

* **Click**: Individually select multiple properties.
* **Circle**: Select a circular region on the map.
* **Rectangle**: Select a rectangular region on the map.
* **Polygon**: Select a custom-shaped region on the map.&#x20;

To mass select using your mouse and keyboard, hold down the **Ctrl** key and **individually click** all of the properties you want to select.

Your selected properties are listed in the Results Grid below (use the arrow at the bottom of the map to expand and collapse the Grid).

You can also use the arrows near the top of the Property Info Panel to scroll through the selected properties.

#### Measure

Use the Measurement tool to measure the size of a selected map region (either sqft or acres).

1. From the Street Map, click the **Measure** tool.
2. Pick the desired measurement tool.
3. **Choose** your **Display Unit**.
4. Choose an **Outline Width**.
5. Choose an **Outline Color**; if applicable, choose a fill **Color**.
6. Start measuring by using your cursor to select a region on the map.\
   The measurement is displayed either in or along the selected region.
7. Optionally click **Delete** to remove the measurement.
   1. Optionally click **Copy as GeoJSON** if you wish to add the measurement to an external file. It will be pasted to the exact location as on the current map, with the exact same attributes displayed.

#### Draw

Draw shapes on the map; or add text; using the Draw tool.

1. From the Street Map, click the **Draw** tool.
2. Pick the desired drawing tool.
3. If applicable, choose an **Outline Width**.
4. Choose a fill **Color**; if applicable, choose an **Outline Color**.
5. Start drawing by using your cursor to click and drag on the map.\
   The shape appears on the map.
6. Optionally click **Delete** to remove the measurement.
7. Optionally click **Copy as GeoJSON** if you wish to add the drawing to an external file. It will be pasted to the exact location as on the current map, with the exact same attributes displayed.

#### Layers

Use the following options to change the base map.

1. **Streets**: View streets and their names.
2. **Aerial**: View an aerial (satellite) perspective of the map.
3. **Outdoors**: View a topographic map with outdoor areas and boundaries.
4. **Traffic**: View live traffic data provided by Google Maps.

#### Map Snapshot

Export an exact snapshot of the displayed map, with all markup and layers included.

1. Click the **Print** button on the right side of the map.\
   The Map Snapshot window opens.
2. Choose your **Page Size** and **File Format**.
3. Click **Export**.\
   The file is downloaded to your device.

# Documents

The Documents page contains the exact same documents that are found on the Property Page; displayed in a full-screen format for those that wish to focus only on a property's documents.

## Tax and Zoning Maps

**The Tax Map tab displays a tax assessment map for the subject property and surrounding area, complete with block and lot numbers, and parcel dimensions.** You can use the four dropdown menus on the left to choose a specific map. For example, the **Year** menu is useful for comparing current property divisions against former divisions. These maps are typically PDF documents that can be **cropped**, **edited**, **downloaded**, **printed**, and **shared**.

**The Zoning Map tab shows how communities are divided into different districts and zones.** Similar to Tax Maps, Zoning Maps are usually PDF documents. This tab offers the same tools and functions as the Tax Map - you can can **crop**, **edit**, **download**, **print**, and **share** a Zoning Map without the need for additional software. For Zoning Maps specifically, click **Codebook** for quick access to relevant statutes related to a respective zone.

## Property Record and Property Assessment Cards

The **Property Record Card** provides fine details about a property that aren't available in the tax database. This includes such information as: square footage by floor; number of bedrooms; if the basement is finished; attached items such as decks; type of heating and cooling system; type of roof; exterior finishes; etc.

The **Property Assessment Card** is an official document issued by the city and mailed to the property owner. It provides information on assessments and actual taxes paid on a property in the previous year.

**To open the Tools Page:**

# Comparable Market Analysis

Compare a subject property against other properties using specific parameters, such as size, taxes, sale price, and Zestimates provided by Zillow.

**To create a new Comparable Market Analysis Report:**

1. From the Comparable Market Analysis Tab, click **Create New Report**.\
   The Create Report page opens. It has four tabs that map the linear process for creating a report.
2. Starting from the Select Property tab, use the enclosed Search bar to enter the address of the subject property. Click the desired property from the search results to select it.
3. Next, Click **Select Filters** to set your comparable parameters. Specify a radius distance away from the subject property that you want to include. Then, select the property class and parameter ranges.\
   \
   Optionally click **Autofill** to have the platform suggest a comparable range. It will default to using a Sale Date of one year back; square footage +/- 1000 of the subject property; year built +/- 10 years of the subject property.\
   \
   Any properties comparable to the subject property are indicated on the map using blue pins.
4. Next, click **Review Properties**.\
   A table listing each of the indicated properties is displayed.\
   \
   From this table, use the checkboxes to select the properties to include in the report; or click **Select All** to choose all of them.\
   \
   You can optionally add more comparable properties using the enclosed Search bar, or by holding **Ctrl** key and clicking on a property parcel from the map.<br>
5. Next, click **Customize Report**. Confirm or modify the report's details, layout, and pages.\
   \
   You can modify the color scheme to one that fits your branding guidelines.\
   \
   Click and drag any of the **Pages** to change their display order.\
   \
   Click a page's respective **cog icon** to modify their settings.\
   \
   As you make changes, the preview on the right updates to provide a visual representation of your final report.<br>
6. When ready, click **Finalize**. The report is added to your list of reports on the Tools Page (Comparable Market Analysis tab).\
   \
   From here, you can manage your reports. Click the t**rash icon** to delete the report. Click the **eye icon** to preview the report. Click the **download icon** to download the report as a PDF file to your device. Click the **share icon** to share the report via link, email, or SMS. Lastly, click the **edit icon** to modify the report, following the same steps as outlined above.

## How to order a Drone Service

1. From the Navigation Panel, click **Services**.
2. Click the **Drone Service** tab, near the top of the screen.
3. Choose a **Drone Service Package**.
4. Enter the **Property Info**.\
   In the search bar, enter the an address, neighborhood, city, or ZIP code.\
   The map shows the specified location, outlining the area in which the drone will fly.\
   \
   **Optionally adjust the area in which you want the drone to fly** by grabbing the corners of the orange outline and moving them.\
   \
   **NJPropertyRecords checks for any airspace rules and restrictions** within your specified flying area. These are displayed as notifications below the map. If there are active restrictions, your payment will be placed on hold while we try to get approval.<br>
5. Click **Next**.
6. Enter **Mission Details**.\
   \
   Confirm your **contact information** and make any edits, as needed.\
   \
   Choose your **weather preference**. Please note that your weather preference may affect scheduled dates and turnaround time.\
   \
   Specify **when we should fly**. In most cases, we schedule flights to take place within 2-3 days of the booking date, between 11AM - 3PM for optimal sunlight. If **you need the pilot to fly at a specific time**, enter your **date and time preference**.\
   \
   Optionally specify if the pilot should call when they arrive on site / if they run into any issues while on site. They will use the enclosed Contact Information to call.\
   \
   Optionally enter any **property access instructions**.<br>
7. Select your package.\
   \
   Also, **optionally enable the Photo Enhancement option for an additional $30**. A professional photo editor will improve the appearance of your images with light and color-correction.\
   \
   Add any **special instructions** regarding the order.<br>
8. Click **Next**.<br>
9. Enter **payment information**. When finished, click **Pay**.\
   \
   The next screen displays a confirmation for your order. Should there be any reason to follow up with you, NJPropertyRecords will either call or email you.

# Account

Control your profile and other settings in relation to your NJPropertyRecords account.

To open the Account page:

1. Click your **profile icon**, from the top-right side of your screen.
2. Click **Account**.

## Change your profile picture, name, contact information, and address

1. From the Account screen, locate the **My Details** section.
2. Click your **profile picture** to select a new photo from your device.
3. Make any modifications to your **Main Information** and **Address Information**.
4. Click **Save**.

## Change your password

1. From the Account screen, locate the **Change Password** section.
2. Enter your **old password**, then enter your **new password** (in the respective fields). Confirm the new password in the **new password (repeat)** field.
3. Click **Save**.

## View your active sessions

**An active session is when a user is logged into NJPropertyRecords from a certain device.** By default, users are allowed up to one active session at a time. This means that there cannot be two simultaneous active sessions from the same account. To log-in from another device, it's required that the user logs-out of NJPropertyRecords from the previously used device. However, you can use the following screen to end previous sessions; and view your session history.


# Membership

Manage the membership plan and payment method related to your NJPropertyRecords account.

To open the Membership page:

1. Click your **profile icon**, from the top-right side of your screen.
2. Click **Membership**.

## View and change your membership plan

The uppermost panel of the Membership page contains your membership information, including any outstanding balances on your account.

Click **change your membership plan** to view NJPropertyRecords' pricing page and membership FAQs.

### Request a quote

Request a quote if you need API access, higher download limits, or a custom plan.

1. From the Membership screen, locate the Actions panel and click **Request Quote**.
2. Complete the form.\
   Confirm your name and contact information; select the options you're interested in; specify the number of users for your plan and any notes to describe your needs.
3. Click **Submit**.

### Cancel your plan

At any time, you can cancel your membership with NJPropertyRecords.

1. From the Membership screen, locate the Actions panel and click **Cancel membership**.

## &#x20;Manage your payment method

If you need to change your payment method, you can do so from this screen.

1. From the Membership screen, locate the Payment Method section.
2. Enter your **credit card number**, **expiry date** (MM/YY); and the **CVC number**.
3. Click **Update payment method**.

The Card Verification Code, or CVC, is an extra code printed on your credit card. With most cards (Visa, MasterCard, etc.) it is **the final three digits of the number printed on the signature strip on the reverse of your card**.

## View your quota usage

The quota is an allowance of account credits. These credits are used towards specific functions on NJPropertyRecords, such a downloading property reports and generating Avery labels. Your quota is replenished every month upon membership renewal; the remaining days in your usage cycle is displayed near the bottom of the following screen. You can request additional quota via our [Request a Quote](#request-a-quote) function.

To view your quota usage: from the Membership page, simply scroll down to the Usage Log section.

View your invoices, when they were last paid; and download any of them from this screen.


# Preferences

Manage default account settings from the Preferences page.

To open the Preferences page:

1. Click your **profile icon**, from the top-right side of your screen.
2. Click **Preferences**.

## Manage default platform settings

The top-left section of the Preferences page contains options for you to manage your account's default settings.

1. From the Preferences screen, locate the **Default Settings** section.
2. Change how long you wish to stay logged-in on one device. You can choose a minimum of one hour, and a maximum of two weeks. Expand the **Stay logged on for** dropdown menu to make your selection.
3. Use any of the three toggles to enable/disable: **getting emails about updates and new features**; **indicating if you are interested in beta testing new features**; **sending payment receipts via email**.
4. Click **Save** to keep your changes.&#x20;

## Manage default map settings

The bottom-left section of the Preferences page contains your account's default map options.

1. From Preferences screen, locate the **Map Settings** section.
2. Use the **Basemap** dropdown to choose the default basemap to be used on the Street Map page.
3. Use the **Default Layers** dropdown to choose the overlays to enable by default when displaying the Street map.
4. Click **Save** to keep your changes.

## Manage Property Report Cover Page settings

The contact information displayed on cover page of any Property Report can be customized from this section.

1. From the Preferences screen, locate the **Cover Page** section.
2. Enter the **Prepared By** and **Company Details** contact information, including name, address, phone number, email address, etc.
3. Click a respective **profile picture** to upload a new one.
4. Click **Save** to keep your changes.

## Manage email signature

Customize the default signature that is included at the end of every email you send via NJPropertyRecords.

1. From the Preferences screen, locate the **Email Signature** section.
2. Type your desired signature in the text box. Optionally use any of the enclosed text formatting options.
3. Click **Save** to keep your changes.

### Advanced Tax Assessment Search
